Position Summary

Aeon is seeking an Asset Management Associate for our growing Asset Management team. Aeon's Asset Management team is responsible for Aeon's longterm ownership interest in a portfolio of affordable housing properties. The Asset Management Associate will be responsible for supporting the work of the Asset Management team and will report to the Director of Asset Management.

 

Specific performance accountabilities include, but are not limited to:

  • Create and/or maintain various scorecards and dashboards for the department.
  • Manage annual contract renewals, utility allowance analysis and rent increases for project-based revenue such as Section 8 and Section 811.
  • Assemble and distribute monthly and quarterly reporting packages. Upload information to third party systems as necessary.
  • Prepare and submit operating and replacement reserve draws.
  • Assemble property information and prepare applications for annual insurance renewals. Process requests for insurance certificates.
  • Maintain database on property valuations and real estate taxes. Respond to information requests from valuation consultants.
  • Responsible for annual registrations and filings.
  • Maintain database of utility usage at each property. Prepare annual energy benchmarking reports.
  • Gather and analyze market data for comparison to Aeon's portfolio.
  • Assist with updating and maintaining deal book schedules for the portfolio.
  • Assist with gathering information and updating templates for annual budgets and monthly forecast updates.
  • Monitor Asset Manager email box and calendar to respond or delegate as appropriate.
  • Other duties as assigned.

 

The Work of the Team

The Asset Management team accomplishes its purpose by executing on financial, physical, policy and mission opportunities for the portfolio, engaging with funding partners, delivering on commitments, and building productive relationships. The team's work includes, but is not limited to:

  • Property and portfolio-level analysis and reporting.
  • Financial, physical, and operational performance monitoring to identify problems and opportunities.
  • Managing properties' organizational, contractual and regulatory requirements.
  • Capital improvement and replacement reserve
  • Refinance, restructure, repositioning and disposition.
  • Real estate tax management.
  • Insurance management.
  • Collaborating closely with Aeon's Property Management, Compliance, Advancement and Housing Development teams to ensure Aeon's property ownership goals are understood and met, properties are effectively programmed and operated, reporting and compliance requirements are met, and new developments and acquisitions incorporate accumulated knowledge from long-term ownership.

 

Skills & Qualifications

  • A history of significant achievement and success, which may include workplace and/or educational accomplishments.
  • Specific interest, experience, training, and/or education in finance, economics, development and/or real estate asset management is a plus.
  • 2 years of experience in a professional setting.
  • Comfortable working with databases and large datasets.
  • Demonstrated advanced skills using Microsoft Excel.
  • Skilled with Microsoft Office suite of products, SharePoint and REBA or other business analytics software.
  • Strong verbal and written communication skills.
  • Demonstrated ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
  • Extremely detailed oriented and dedicated to getting the job done accurately and on time.
  • Excellent time management skills and ability to meet tight deadlines.
  • Fast learner who seeks constructive feedback for continuous improvement.
  • Able to work independently.
  • Must be a resourceful, problem solving, relationship-building, seeker of excellence.

  • Physical Requirements:
    • Ability to lift up to 10lbs.
    • Ability to reach above and below the shoulders.
    • Ability to sit and stand for extended periods of time.
    • Ability to tour properties including but not limited to inspecting grounds, hallways, stairwells, and apartment homes.
    • Ability to file, open and close file drawers, and enter data into a computer for extended periods of time.

 

Compensation, Hours & Location

This position has a range of pay of $26-$30/hr, depending on experience and skillset. Aeon offers an impressive benefit package that includes medical, dental, vision, life insurance, short-term and long-term disability, retirement plan, generous paid time off and an employee assistance program.

 

This full-time position offers mostly Monday-Friday, daytime hours. Typical work schedules are 8:30am-5pm, but there is some flexibility in these hours to accommodate the needs of the position and the staff person. Variations to this schedule may occur given the needs of the position.

 

This is a hybrid position and will office out of Aeon's Central Office in the North Loop of Minneapolis with regular on-site visits to current, future and potential Aeon properties throughout the Twin Cities. Most weeks, this position will be in-person on Tuesdays and Wednesdays. This position may office remotely from time-to-time. When working remotely, the candidate is required to travel to and from Aeon properties for urgent or unplanned matters and for regularly planned on-site visits, trainings, and meetings. As such, candidates must either currently reside in and around the Twin Cities metro area, or plan to relocate prior to a start date with Aeon.
