Position Summary
We are looking for an exceptional business leader who has a demonstrated commitment to working in and with the supportive housing communities that Aeon serves. This culturally competent, multifamily professional will be an integral part of Aeon's Property Operations leadership team. The team's mission is to provide high quality, sustainable affordable housing. We achieve high standards of excellence through strong resident relationships, resourceful management, intentional staff mentorship and dedication to Aeon's mission and values. The Supportive Housing Portfolio Director will report to Aeon's Senior Director of Property Management.
Key responsibilities include but are not limited to:
Leadership & Team Development:
- Lead, mentor, and develop site teams, fostering an environment of accountability, continuous learning, and professional growth across multiple supportive housing properties.
- Build a strong culture of collaboration, integrity, and performance among staff, residents, and service providers.
- Identify leadership potential within teams, promoting talent development and career paths.
- In partnership with Talent Acquisition, lead and model highly effective and equitable hiring practices.
Property Operations & Management:
- Oversee daily operations of a portfolio of properties, ensuring adherence to Aeon's standards for affordable housing management.
- Partner with on-site teams to ensure properties meet budgetary and operational goals, including occupancy, rent collection, and expenses.
- Conduct site visits, monitor property conditions, and support continuous improvement initiatives.
Financial & Asset Management:
- Develop and manage annual budgets and long-term financial plans for assigned properties.
- Analyze and optimize property financial performance, leveraging data-driven decision-making.
- Ensure properties operate within established financial guidelines, meeting cash flow and net operating income (NOI) targets.
Resident & Community Relations:
- Build and sustain positive, mutually beneficial relationships with residents, ensuring resident needs are met and concerns are addressed with care and responsiveness.
- Engage with community stakeholders to strengthen Aeon's presence and impact in the neighborhoods it serves.
Cross-functional Collaboration:
- Work closely with Asset Management, Compliance, Maintenance, and other Aeon teams to ensure effective communication and cohesive strategies.
- Collaborate with Property Operations leadership to improve operational efficiencies and standardize best practices.
- Work collaboratively with resident service providers.
Skills & Qualifications
We are seeking candidates with a track record of building strong, mutually beneficial relationships and achieving results through empowering and effectively supporting people. The candidate will possess proven success with leading, supervising and mentoring on-site management staff as well as excellent interpersonal, management, and conflict resolution skills. They should be a resourceful problem solver with attention to detail and a seeker of excellence who values results, hard work, customer service and teamwork. Above all, the candidate must have a strong belief in the mission and values of Aeon and in the people and neighborhoods it serves.
In addition, we are looking to identify the following:
- Minimum of 3-5 years of experience in property management as a senior level manager, area manager or regional property manager.
- Experience working with supportive housing programs or with homeless service systems.
- Must have multi-site experience, having managed at least 400+ units.
- Working knowledge of federally assisted housing programs/regulations.
- Proven success in hiring, staff development, leadership, and mentoring.
- Candidate must possess proven abilities in financial analysis, property budgeting and reforecasting with superb attention-to-detail and follow-through.
- Must excel in interpersonal interactions in a manner that is culturally responsive, ensuring consideration for differing needs and expectations of residents, staff, vendors, community members, etc.
- Must provide exceptional customer service to residents, staff, vendors and service providers.
- Results-oriented with demonstrated success balancing all business considerations.
- Must have a demonstrated commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.
- Must have valid driver's license, vehicle and vehicle insurance.
- Physical Requirements:
- Ability to sit and stand for extended periods of time.
- Ability to complete tours between properties including but not limited to inspecting grounds, hallways, stairwells, and apartment homes.
- Ability to file, open and close file drawers, and enter data into a computer for extended periods of time.
- Ability to withstand external weather conditions.
Compensation & Location
Compensation for this position ranges from $95,000-$120,000 per year depending on experience and skillset. This position requires regular on-site work at Aeon properties throughout the Twin Cities. When not on-site, this position will office mostly out of Aeon's Central Office in the North Loop of Minneapolis with most in-office days occurring on Tuesdays and Wednesdays. This position may office remotely from time-to-time. When working remotely, the candidate is required to travel to and from Aeon properties for urgent or unplanned matters and for regularly planned on-site visits, trainings, and meetings. As such, candidates must either currently reside in and around the Twin Cities metro area, or plan to relocate prior to a start date with Aeon.
